Frequently asked questions.

1Which apartment types exist in Studio 152 and how expensive are they?
There are four different apartment types, as well as rooms in 2 bedroom and 3 bedroom shared apartments. The apartment sizes vary between 21 and 35 m² and the rooms in shared apartments are between 10 and 19 m². The cheapest apartment has an all-in-rent of 530 € per month. The rooms in shared apartments start from an all-in-rent of 440 €.
2What is included in so called all-in-rent?
The all-in-rent includes all utility costs such as electricity, water, heating, internet as well as the cleaning of the common area. The beauty of an all-in-rent is that you won’t receive any utility bills or statements at the end of the year. However, the landlord is permitted to increase the amount of the rent which is estimated for the utility costs (this amount is also stated in the lease contract) in the event that tenants have a particular high individual usage of electricity, water or heating. Therefore, it is pointed out to tenants to be considerate with their energy consumption.
3Does the rent change over time?
Yes, the lease contract includes a step rent which states that the monthly rent increases each year by 10 €.
4Is internet also included in the all-in-rent?
Internet is also included in the all-in-rent.
5What is the deposit and are there any additional one-off costs?
As is common for residential lease contracts, the deposit amounts to 3 monthly net rents (as part of the all-in-rent, the net rent is also stated in the lease contract). Administrative fees or agent‘s commissions do not apply.
6Is there a minimum lease term or is a short-term rental possible?
The minimum term is 9 months. Thereafter, the lease can be terminated with a notice period of 3 months before 31.03. or 30.09. of the current year.
7Is there a telephone and TV connection in the apartment?
The network operator has provided a multimedia outlet for internet. The costs for the provision of the multimedia connection are already included in the all-in-rent. There is no separate TV or telephone connection available.
8Is the apartment furnished? Is the kitchen equipped with pots and pans etc.?
An overview of the furnishing of the apartments can be found here. Due to the individuality of the residents, the apartments are not equipped with crockery or pots and pans.
9How big is the bed in the apartment?
The bed, which is equipped with a slatted frame and mattress, is 1 m x 2 m in size.
10Are there any car and bicycle parking spaces with the available?
On the ground floor and in the basement there are bicycle parking spaces. Car parking spaces are not available on-site.
11What about safety in Studio 152?
Each apartment has its own bell intercom system with which you decide which guest you let into the building. Your intercom helps you to see who is at the door. Fire protection is extremely important to us. In every apartment is a modern fire alarm which immediately alerts the fire department should smoke develop in your flat.
12Are tenants allowed to welcome guests in the apartment?
Permanent or regular accommodation of third parties is not permitted. However, occasional visitors (for example, over the weekend) are fine.
13When will I get my deposit back?
The handover of your apartment is normally performed with our facility manager. During the handover, the condition of the apartment will be inspected and a handover protocol will be filled out. If there are no major complaints or damages, you will of course receive your full deposit back. In the event that there are any damages to the apartment, the repair costs will be deducted from your deposit. According to the lease contract, the landlord is permitted to take up to 6 months to return the deposit. However, of course we try to return the deposit earlier than that.
14Who are my contact persons?
The team of Müller Merkle Immobilien is responsible for the letting of Studio 152. Once the lease contract is signed, the property manager and the facility manager are responsible for the handover of the apartment and any inquiries thereafter. Their contact details are stated in the lease contract. Also your notice of termination is to be addressed to the property manager.
